Principal Accountabilities

·         Develop & implement the required S0Ps which support and improve the effectiveness of the assets and their primary activities by ensuring preventative, corrective, predictive, cosmetic emergency maintenances are carried out as per the agreed plan.

·         Manage and advise strategic maintenance planning and setup day-to-day operations for properties, premises, buildings & relevant infrastructures in relation to business operational requirements.

·         Liaise asset handover from main contractor to Project & Development Dept.

·         Responsible for receiving the asset from Project & Development to Business Unit.

·         Receive and Ensure all relevant asset documentation is accurate including but not limited to Authority Certificates, Main & Sub-Contractor contact list with scope summary, Operation and Maintenance Manuals, Warranties &DLPs, Maintenance Inventory BOQ with itemized specification sheets.

·         Coordinate, oversee and lead interactions between Maintenance Providers, appointed FM Company, and Mal Management.

·         Coordinate and Liaise with Mall Management, Maintenance Providers & appointed FM Company to deploy on-site access required to conduct the relevant maintenance work.

·         Track all maintenance job orders and relevant supporting documentation (ticketing, job order open/closing, gate passing, supporting documents of all deployed workers).

·         Establish and Monitor KPls of the outsourced contractors and to track performance levels of the contractors that are providing maintenance services to the Mall.

·         To set up the yearly Property& Facility Operations, Strategies and Budgets for the assigned projects.

·         To coordinate and supervise repairs, renovations, major works and all related consultants, contractors and suppliers to ensure that all FF&Es are effectively and efficiently maintained by the maintenance company.

·         Responsible for implementing procedures related to any crisis and emergency in conjunction with Civil Defense & Police ensuring safety environment for all tenants, visitors, and Handling complaints and demands of tenants and working to remove the causes of the complaint and respond to their requests within the legal and contractual obligations contracts signed.

·         Generate security reports based on daily security feedback of issues, observations & incidents.

·         Enforce FM S0P.

·         Maintain master list of all Main, Sub-contractors, AMC&SLA operator contact information.

·         Filing of all FM PPM &RPM Reports including AMC job completion cards, quarterly AMC & SLA reports, security & cleaning reports, incident, accident & police reports.

·         Providing all required supporting documents to Finance for payment processing
